OUR 10-STEP GUIDE TO BUILDING YOUR FIRST HOME
Have you decided to take the plunge and build your first home? Congratulations! You’re about to embark on an exciting journey. Even more exciting, it’s a journey that ends with you having a fabulous new home to live in and create treasured memories that will last the rest of your lifetime.
However, if you’ve never built a home before, it can seem a bit overwhelming. If you’re a bit intimidated by the process, or just want to learn more about what’s involved, then make sure you check out the rest of this blog post.
In it, we’re going to demystify the home building process with our expert 10-step guide to everything you need to know to build your first house.
We’ll also discuss some of the ways in which house and land packages can help to make the whole journey easier to manage for first home.
1) SORT OUT YOUR FINANCE & BUDGET
The first thing to sort out is your finances and budget. After all, building a home is likely to be the biggest financial decision of your life, so it really pays to do your homework and make sure that you’re making the right choices when it comes to choosing and applying for a home loan.
You should seek the assistance of a mortgage broker to help you establish your home loan borrowing capacity and provide a letter of eligibility or obtain finance pre-approval from a suitable lender.

We can also help you find out if you qualify for the $10,000 First Home Owners Grant and the other range of stimulus grant offers that are available at the moment (which could potentially give you access to tens of thousands of dollars).
2) CHOOSE YOUR LOCATION
Next, you’ll need to decide where you want to build your home. Some important questions to ask yourself during this process include:
- What facilities do you need to be near? (Such as schools, workplaces, shops, cafes, restaurants etc).
- What kind of area is best for you and your family’s lifestyle?
- Will you build in a new estate or an established area?
Once you have decided on a location you should get in touch with a house and land specialist who will assist you with locating a block. They will guide you through choosing a quality block of land on a suitable site.
Another benefit of working with a builder that specialises in house and land packages is that they’re able to work with land developers and leverage their buying power to secure better locations at a better price. They’ll also have a range of home designs that will be a good fit for the land that you’ve chosen with them.

3) SECURE YOUR LAND
Securing the right block of land is hugely important as it can have an impact on many things like positioning, foundation works, design and cost.
Your house and land package specialist will work with you to secure a block that is suitable to build on, and avoid any blocks with problematic soil or sloping which will incur significant costs to prepare.
This is one of the primary benefits of choosing a house and land package appealing for first home buyers — everything is done for you by your builder and you don’t have to manage a series of complicated transactions to secure your land before you start the building process.
4) CHOOSE YOUR BUILDER
Choose a building company with good customer reviews and who have been around for a while.
Building a home is likely going to be one of the biggest purchases you have made in your life so it is important to make sure that you choose a quality, experienced and reliable building company.
It’s also important to choose a builder that is able to work with first home buyers and has a proven track record of being able to build the type of home that you want to live in. Do your research and make sure that they’re a good fit for you.
5) CHOOSE YOUR HOME DESIGN
This is, unsurprisingly, a very important step in the home building process. With such a wide variety of home designs on offer today, it can be more difficult to make the right decision.
Choose a design which suits your current and future lifestyle needs. A good design is simple, functional and energy-efficient. Impractical and unusual home designs can cost more and be harder to sell later on.
Visiting display homes is a really good way to get an idea of what you’re looking for in your first house. 6) SIGN YOUR BUILDING CONTRACT
Read your building contract carefully and seek independent legal advice before you sign. This is hugely important because once you’ve signed on the dotted line, there’s no going back.
First home buyers often find this step intimidating, but as long as you’re thorough and do your homework, there’s nothing to be afraid of. In fact, it’s a huge milestone along the road to building your first home, so it’s something to be excited about and even celebrate!
7) PREPARATION OF YOUR SITE
Preparation of your block before it can be built on includes things like flattening, levelling and stabilising the land. The costs of preparing the land for building on are referred to as siteworks.
If you’ve chosen to go with a house and land package, the siteworks will be included in the price of your package. However, if you’re managing the building process yourself, you’ll be liable to cover these costs, so consult your builder ahead of time to make sure that you’re able to budget for them.
8) MONITORING THE BUILDING PROCESS
Monitor the progress of your build to ensure that milestones are being met and that there are no issues. Make sure you clarify how this process will work with your builder in terms of inspection dates and a communication process.
It’s not advisable to turn up to the building site every day and watch every single brick being laid, but it is important to be able to keep an eye on things and raise any issue you may have with your builder.
9) INSPECT YOUR FINISHED HOME
Check your new home thoroughly at the final inspection. If you are happy and there are no defects, you will receive a certificate of practical completion along with any other relevant documents.
You may want to engage a professional building inspector to perform a thorough final check to give yourself added peace of mind and legal protection.
10) COLLECT YOUR KEYS
Collect your keys and move into your brand spanking new home! This is when the fun really begins and you can begin transforming your new house into your very own home.
